Let me share a quick story. A homeowner I recently worked with was considering selling their beautiful four-bedroom, two-bath home in the countryside. They thought about using an AI tool to determine its price.

The estimate came back at around $500,000, based on the square footage, bedroom count, garage size, and acreage. However, the AI assessment completely missed the $70,000 kitchen renovation and the fully updated bathrooms.

That’s the problem with AI, it only sees the data it’s given. Sometimes it undervalues a property. Other times it overshoots. It’s rarely accurate because it can’t physically walk through your home, see the upgrades, or compare it against other homes on the market to know how your property stands out.

What is the impact of AI valuations on homeowners? AI-generated values affect not just sellers but also buyers, who can see the valuations produced by these tools. This can distort the actual worth of a home in today’s market.

So, should you rely on AI to price your home? The answer is probably not—unless you’re okay with risking thousands of dollars left on the table. While AI tools have come a long way, they’re still not perfect.

That’s why you need a pricing and marketing strategy that explains clearly why your home is worth what it is.

Why humans still outperform AI. Algorithms are only as good as the data they’re given. They’ll never provide the complete picture of a home. Real agents can walk through, assess the condition, identify upgrades, and offer suggestions to make the property more appealing to buyers. That’s something AI will never be able to replicate.

To be clear, AI does have its place. It can help promote your listing and analyze trends. But pricing your home? That’s still best left to a real conversation with a professional who knows the local market.
