I was representing sellers who had originally purchased their homes from my clients. When they were ready to sell, they reached out to me because they remembered how smoothly I handled their purchase years ago.

Initially, there were no concerns at all. Their buyer had a strong down payment, conventional financing, and only a couple of small inspection requests. It felt like the perfect transaction.

Then I received a phone call that shifted the entire situation.

My sellers were confused, and honestly, a little frustrated about how many times the buyer wanted to walk through the home. They thought it was excessive and couldn’t understand why she needed these extra visits.

I explained that multiple walkthroughs are normal, especially a final walkthrough before closing. Their reaction surprised me because they had no understanding that this was a normal part of the process.

That’s when the bigger issue became clear.

Their previous agent, the random person they connected with through an online site, never explained the process. They received no expectations, timeline, or proper guidance. They walked through the home once, wrote an offer, and closed.

So here they were, years later, selling their home, still unsure of how the process actually worked.

This is a common challenge for homebuyers.

When you start house-hunting without understanding what comes next, the entire experience feels stressful. Small things feel overwhelming and important details slip through the cracks simply because no one explained them.

That’s why I always recommend a quick, 30-minute buyer consultation before touring homes. It gives you a clear view of the process from start to finish, answers the questions you didn’t even know to ask, and removes a lot of the anxiety buyers feel.
